Understanding the build process before work starts makes the experience less stressful and helps you make better decisions during the project. Here is a stage-by-stage guide to what typically happens during a house extension build in Sheffield.

Stage 1: Pre-Start and Setting Out

Before any digging begins: - Building regulations must be in place (or full plans submitted and approved) - Any planning consent must be in place if required - Party wall awards must be agreed if applicable - The contractor marks out the footprint of the extension on the ground

Stage 2: Groundworks and Foundations

Groundworks are the first physical phase of the build: - Excavation of the foundation trenches to the required depth (specified by the structural engineer and approved by building control) - Building control inspects the excavation before concrete is poured - Concrete foundations are poured — inspection again before backfilling - Underfloor drainage is installed at this stage if required - The ground floor structure is built up (either a beam and block or concrete slab floor)

Stage 6: Plastering and Screeding

Stage 7: Second Fix and Finishes

- Electrical second fix — sockets, switches, light fittings - Plumbing second fix — radiators, any new bathroom or utility fittings - Kitchen or other fittings installed - Tiling and floor finishes - Decoration — painting and finishing

Stage 8: Building Control Completion

A final building control inspection confirms the work meets regulations and a completion certificate is issued. This certificate is important for future property sale and mortgage purposes — keep it safe.
