Check That the Company is Properly Established
Before engaging anyone, check:

Before work starts, ensure you have a clear written agreement that covers the scope of work, the price (or the basis for pricing, if works are on a day-rate or provisional sum basis), the payment schedule, and the programme. A straightforward letter or schedule of works from the builder, signed by both parties, can serve this purpose for smaller projects.

For works that require building regulations approval, confirm that the builder will obtain the necessary approvals and arrange the required inspections. A completion certificate from building control is important evidence that the work complies with regulations — it matters when you come to sell the property.
